  • WEEKS 1-2

    Gain Clarity: Goal Setting & Mindset

    In the first two weeks, we focus on getting crystal clear on your vision and goals. You’ll identify your personal “why,” set financial targets, and define the type of assets and markets that align with your long-term objectives.


    We’ll also build the systems you’ll use throughout the program — including your lead tracker, deal analysis template, and communication rhythm.

     

    What you’ll accomplish:

     

    • Define your income and portfolio goals (1-year, 3-year, 5-year plan)
    • Choose your target asset class (self-storage, MHP, RV park, multifamily, small industrial, etc.)
    • Identify your target markets based on growth, yield, and risk tolerance
    • Set up your CRM and lead tracking system
    • Develop a weekly accountability structure for consistent progress

       

    Outcome: You’ll know exactly where you’re headed, what kind of deals you’re looking for, and how you’ll measure success.

  • WEEKS 3-4

    Build the Pipeline: Deal Flow & Sourcing

    With your foundation in place, we shift to filling your deal pipeline. You’ll learn how to build relationships with commercial brokers, conduct direct-to-owner outreach, and leverage data tools to find off-market opportunities.

     

    This is where you start getting real leads — and learning how to evaluate them quickly and effectively.

     

    What you’ll accomplish:

     

    • Build your broker list and start making introductions

    • Learn effective cold email, call, and text outreach strategies

    • Use property data tools (Crexi, Reonomy, PropertyRadar, LoopNet) to identify potential deals

    • Set up systems for consistent lead follow-up and pipeline management

    • Review sample deal packages with Gabe to understand what makes a lead worth pursuing

       

    Outcome: By the end of this stage, you’ll have a growing pipeline of active opportunities and the tools to keep it flowing.

  • WEEK 5-8

    Make Offers: Deal Analysis, Funding & Partnerships

    Now that you have leads coming in, it’s time to dig into the numbers and structure deals that close. This combined stage teaches you how to underwrite commercial properties, determine value, and then move seamlessly into raising capital and securing financing.

     

    You’ll analyze live deals, create funding strategies, and learn how to communicate with lenders and investors like a seasoned operator.

     

    What you’ll accomplish:

     

    Underwriting & Analysis

    • Learn to interpret T12s, rent rolls, and pro formas
    • Calculate core metrics: NOI, cap rate, DSCR, IRR, and CoC return
    • Understand stabilized vs. value-add opportunities
    • Use Gabe’s custom underwriting model for consistent analysis
    • Stress-test deals to account for rent fluctuations, occupancy dips, or expense spikes

     

    Funding & Partnerships

    • Develop your capital strategy (bank loans, seller financing, private capital, JVs, or syndications)
    • Learn how to build relationships with lenders and investors
    • Craft your investor pitch deck and present deals confidently
    • Understand deal structuring — equity splits, returns, and waterfall models
    • Navigate the legal basics: LLCs, operating agreements, and PPMs

       

    Outcome: You’ll know how to analyze a deal from top to bottom, structure it creatively, and secure the funds you need to close — whether from a bank, private investors, or your own network.

  • WEEKS 9-12

    Close Your First Deal: Closing & Onboarding

    Once the deal is funded and under contract, it’s time to close confidently and onboard the asset for management. We’ll walk through real examples from Gabe’s portfolio to show you what happens between offer acceptance and the first day of ownership.

     

    What you’ll accomplish:

     

    • Master the due diligence checklist and uncover red flags early

    • Review purchase and sale agreements, estoppels, and title reports

    • Learn how to coordinate your lenders, brokers, attorneys, and title company

    • Set up your post-closing onboarding process for smooth transition

    • Prepare your property management and reporting systems

       

    Outcome: You’ll know exactly how to move from accepted offer to closing table — and how to set your property up for immediate stability.

  • WEEK 12-14

    Manage: Operations & Asset Management

    Once you own the property, your focus shifts to stabilization, optimization, and performance tracking. This stage covers everything from managing managers to improving NOI and creating predictable returns.

     

    What you’ll accomplish:

    • Build a management plan and operating budget

    • Implement systems for income tracking and expense reduction

    • Learn value-add strategies to increase rent, occupancy, and property value

    • Review monthly P&Ls and build your asset performance dashboard

    • Develop communication templates for investor reporting

       

    Outcome: You’ll know how to operate your commercial property like a business — one that generates steady cash flow and long-term appreciation.

  • WEEKS 14+

    Scale: Building Systems to Create Wealth

    In the final stage, we focus on turning your investing into a repeatable, scalable business.  You’ll learn how to build systems, outsource effectively, and position yourself as a professional operator capable of raising capital, leading teams, and expanding your portfolio nationwide.

     

    What you’ll accomplish:

     

    • Systematize your deal sourcing and operations with automation and delegation

    • Build a trusted team (analysts, managers, contractors, virtual assistants)

    • Refine your personal brand and investor credibility

    • Explore portfolio expansion through new markets or asset classes

    • Plan your exit strategies, refinances, and 1031 exchanges
